Escrow File Management
Buyer or Seller Representation
Upon receipt of executed contract package from agent:
· Prepare file and submit in Brokermint for compliance review
· Open escrow with title company
· Maintain MLS status (when applicable)
· Send introductory letters to all parties in the transaction (client, title, co-op agent, lender)
· Track contingencies and all due dates
· Track all documents/signatures applicable to the transaction
· Acquire missing documentation or corrections as needed to the contract package
· Create addendums and collect signatures as needed, distribute to all parties
· Assist with inspection period deadlines and BINSR
· Request LSU’s from lender, distribute to all parties as needed (when applicable)
· Ensure receipt of the Preliminary Title Report
· Maintain file documents per broker requirement via Brokermint through close of escrow
· Complete commission instructions with office and ensure delivery to title company prior to close of escrow
· Review closing pre-audit settlement statement for accuracy
· Provide client with a pre-closing/final steps email (includes utility information, closing instructions, walkthrough info)
· Order Home Warranty (when applicable)
· Maintain MLS Closed Status (when applicable)
· Ensure receipt of closing package and commission checks from title upon closing (so that you are paid as quickly as possible!)
